1) Why Would I Sell To You & Not Go Through A Real Estate Agent/Broker?
Simply because you're looking for a quick, convenient cash sale without the stress of dealing with inspections, contingencies, and bank approvals!
Listing a property on the market with a real estate agent/broker is risky because you would have to deal with extensive repairs in order to get home ready for the market, buyer walkthroughs, flaky buyers, seller concessions, inspection repairs, paying exorbitant commissions of 6% (sometimes higher!), and not to mention the risk of buyer backing out at last minute.
Selling to us means a virtually guaranteed sale at no hassle to you. We have dealt with all sorts of distressed real estate and are very familiar with most distress situations. We close on every deal we sign on so you can be assured that the sale will go through.
2) What Does Your Process Look Like?
If our home-buying service is of interest to you, please contact the office. We will ask you a couple questions about the property. After we agree on the price, we will schedule a one-time inspection that we would pay for, not you.
After the one-time inspection, we shall close on the sale on the day of your choosing. We are fairly flexible and can close whenever you desire. Most sellers are okay with waiting 30 days for the sale even though we can close earlier.
Our office and our title company/attorney shall be in contact with you and answer any questions you may have throughout the process. On the day of closing, our title company/attorney will disburse funds from the closing via your preferred method.
3) How Does Buying My Property Make You Money?
We buy properties at a discount from their real market value which allows us to either shoulder the risk of the market and sell them later after repairing them or keep them as rental properties (we keep most properties as affordable housing/low-income rentals).
We understand that selling to us may not be the right fit for everyone and that is why we openly encourage some sellers to sell with realtors if it makes sense in their situations. We even connect them with our preferred realtor vendors so that they get a better deal at no cost to them.
4) How Do I Know You're Legitimate?
Great question! We encourage all of our sellers to verify our identity and include a verifiable proof of funds letter with every real estate purchase offer we make.
We buy many properties a year and have multiple credibility sources, ranging from our title company and attorney office contacts to many other sources to verify the same.
5) Where Do You Guys Buy Properties?
We buy properties in most county seats in Iowa (other states coming soon) as of now with some exceptions. Please do not hesitate to reach out to us if you have a property you'd like to or need to sell no matter where it is!
6) Are There Any Hidden Fees You Have Not Disclosed?
There are no hidden fees or anything like that. Most of our sellers only pay their portion of prorated property taxes and some pay attorney fees if they choose to hire one for the sale upon their discretion. We pay all the title fees and closing costs.
